220 Notch Rd, Duncannon, PA 17020

Property Description

Discover your own slice of woodland paradise on this scenic 21.44-acre parcel at 220 Notch Rd, Duncannon, PA. Carved from a larger tract, this south-facing property offers rolling oak flats and benches—ideal for building sites with elevated views or for stand-perfect hunting terrain. There are already a few water holes located on the property, one that most might already consider a pond, that could be carved into a year-round pond. Known for large whitetails, this area supports superb deer hunting and the promise of turkey and bear roaming your land. A 50-foot right-of-way easement, retained by the current owner, ensures private, guaranteed access. They’ll stay on good terms and remain helpful neighbors—something that’s hard to find. Nature lovers will appreciate proximity to the Juniata and Susquehanna Rivers, just a short drive away. Both rivers host some of Central PA’s best smallmouth bass, catfish, walleye, musky, and trout runs. Located in the reputable Susquenita School District, this lot offers a rare balance of privacy, recreation, and community. With mature hardwoods, scenic topography, easy access, and prime hunting reputation, this property presents a unique opportunity for those seeking a homestead, hunting camp, or recreational escape in the heart of Central Pennsylvania. The parcel has already been subdivided into 10 acres; however, we are in the process of adding the additional 11.44 acres as a lot addition. This will cause no delay in the sale and should be completed within the next township meeting prior to closing. Oil, Gas, and mineral rights all convey with the sale.
